Bare land strata refers to the subdivision of land into strata lots and common property, where there are individually owned lots and some shared common property. The common assets become the responsibility of the owners to jointly maintain, through a strata corporation. Strata fees are commonly charged in bare land strata developments to maintain the common property. At Mystery Reef Estates the only common property is a community water system and right of way for the waterlines to each property. The engineered and approved water system is a requirement for subdivision. All other aspects of the property are similar to fee simple ownership. Each lot has a private driveway; water at the property line; power, high speed Internet, cable and telephone at the road. As with most new developments there is a building scheme.
